ABOUT Responsive Property Management
In 1991 I started Frank Rizzi investments with a small group of real estate investors. Our goal was to purchase distressed commercial investments after the real estate bubble burst. After acquiring several assets, we found it difficult to get good results from property management companies. The buildings were plagued by high vacancy, low cash flows, problematic tenants, and outrageous maintenance costs. As the Managing partner I was forced to learn how to run a building.
Having attended dozens of seminars and classes on property management and construction, I felt more than equipped to manage commercial and residential property. Within a short period of time I was able to fill over a hundred residential units, satisfy my partners, and manage maintenance costs. I did this in the early and mid 1990’s when we were in a terrible real-estate recession much like we are today. In 1996 after I obtained my real estate broker’s license and started brokering commercial real estate, many of my clients viewed my success as an opportunity and wanted me to manage their properties. It was at this time that Bos Commercial was formed. Today we are known as Responsive Property Management. It’s more than just a name, it’s our philosophy. You cannot be a great property manager and not be responsive. You need to be responsive to the property owners, current & prospective tenants, vendors, and anyone that your property impacts.
The reason my clients refer to me as a commercial real estate expert is that I produce when others cannot. I produce when times are tough. When most commercial brokers have either gone out of business or seen their activity drop by 70%, the buildings I manage are fully occupied. My owners are looking forward to buying opportunities that may arise, rather than hoping to see if someone can relieve them of their money eating assets. I am a California licensed real estate broker, California licensed contractor, and a Certified Property Manager. CPM is a real estate professional designation awarded by the Institute of Real Estate Management (IREM) and recognized by the National Association of Realtors (NAR).
